The Challenge
Block and estate managers answer questions about leases every day — who repairs the roof, whether subletting is allowed, how the service charge is apportioned. The answers sit in scanned, photographed, typewritten and handwritten documents, and most “chat with your documents” tools would mean sending confidential leases to someone else’s servers.
02 / solution
The Solution
I built Lease Lens Pro to run entirely on your own hardware. A local vision-language model reads each page — faded print, handwriting and all — and turns leases, deeds and ground-rent schedules into one private, searchable archive. You ask questions in plain English and every answer cites the exact clause it came from.
03 / outcome
The Outcome
Enquiries that meant digging through a filing drawer can be answered from a cited clause. Documents never leave the building, it works fully offline, and there are no per-page fees. Lease Lens Pro is currently in early access with property management teams.
Lease Lens Pro is my own product. It is private by architecture, not by policy: files are read in memory, the extracted text stays in a database you own, and there is no third-party service to log, retain or train on the documents. That design helps with GDPR data minimisation and means it works even on air-gapped networks.
Lease Lens Pro finds and cites what the documents actually say; decisions and advice stay with the manager and their professional advisers.

Scans can be re-read with a local OCR model. Nothing leaves the machine.
